We have simplified the process by giving you the options you need to start building your dream home. You get to choose from a curated range of home designs and facades. We have developed each home design to maximise your choices. All you need to do is decide on the home design and facade that suits your lifestyle.

Once you have chosen the floor plan and façade for your dream home, we apply for a building bond. We work with a panel of bond originators who help you in applying for a building loan with all the South African major banks on your behalf.

When we submit your application to the banks, they require what we call building documents, including your bank statements & FICA. (These documents are – provisional drawings for your house, a building contract, schedule of finishes signed by you and Brightlife Properties, NHBRC certificate, all risk cover).

Please note: A building loan is not provided all at once, but rather in stages, with a certain amount being advanced at each stage of the construction process.

Conveyancing is the legal process whereby a person, company, close corporation, or trust becomes the registered and lawful owner of fixed property. Understanding the conveyancing process and ensuring that you have all the necessary documentation ready will ensure that a smooth transfer of the property can take place.

The conveyancing procedure is made up by eight major steps within the property registration process.

Step 1 – Receipt of Deed of Sale

Step 2 – Fulfilment of suspensive conditions

Step 3 – Signature  of documents and payment of costs

Step 4 – Compliance Certificates (Plumbing, Electrical, Gas etc.)

Step 5 – Guarantees for the purchase price and FICA

Step 6 – Lodgement of Deeds at Deeds Office

Step 7 – Registration of Deed & Bond

Step 8 – Delivery of Deeds

Once all the above is in place we then work on your plan, so your dream come to life.

Once you have decided on your home design and facade, we work with you to get your floor plan just right. For example, if you would like to extend your bedroom or increase its ceiling heights and have a big balcony, we have got you covered. Likewise, if you want to make changes to your bathrooms, such as having a double shower head, no problem. If you desire to have more square metres added to your house, we understand and are with you all the way, guiding you through the process. Just note that all will be at an added cost.

We have a sit down to show you our tasteful finishes and features for this package so we can make your house feel like home.

We take plans approved by client to HOA, City council and NHBRC for approval before we can even break ground.

Our builders ensure the build process is as smooth and stress-free as possible. You will be assigned a Site Manager that will work with you to make sure you are getting what you want. Our Site Manager will update you on progress and keep you informed on important on-site decisions. We are with you, all the way.
