Frequently Asked Questions
Why choose Brightlife Properties?
We have been building and rebuilding homes for about 10 years now. We design practical homes with clever floor plans that grow with you. With a range of designs and facades there is a Brightlife home to suit every style and budget.
Most importantly, we spend the time to get to know you, your site, and your needs to bring your vision to life. It is the time we invest up-front with you that sets us apart and makes the difference. This means:
- Real quality – quality homes and a quality build, backed up by industry leading brands and finishes.
- Real pricing – upfront pricing, no more to pay and no hidden extras.
- Real service – commitment to providing outstanding customer service along the journey to provide you with peace of mind.
How long does it take to build a Brightlife home?
Our build timeframes vary depending on the size and scope of the build. A general timeframe is approximately 6 months for a single story and 6 – 10 months for a double story.
Do you assist with financing?
We know bond originators who work alongside financial institutions who can provide financing, to assist with purchasing your new Brightlife home.
Will my site be inspected to ensure it is suitable for my chosen home design?
Our team visit every site to ensure that the site orientation, access, and other matters are all evaluated prior to tender. Every building site is unique, and several factors must be reviewed and addressed prior to deposit. The site can affect your lifestyle & home design choices.
We do a full site investigation before we give you the full building price. We examine the slope, fall and soil on your lot because these considerations impact the proper design of your quality home.
Why are “Soil Tests” and “Site Levels” so important?
Everything starts with the soil – and so do we. A soil test is necessary to thoroughly understand your site’s composition and determine what lies beneath the surface. Once a soil test has been completed foundations can be designed and priced accurately.
Similarly, site levels must be thoroughly assessed to determine the fall of your land/stand, which may identify additional needs regarding retaining and foundations. Brightlife Properties will arrange for these tests to be completed on your behalf as part of the tender process. Alternatively, you may like to complete this process yourself, by doing so you will obtain the results and be able to show them to a variety of builders.
Where do the largest cost overruns come from?
Unfortunately, many builders/developers do not complete soil tests and levels before providing you with a tender. Possibly the largest unplanned expense during construction relates to storm water, sewer and retaining. The uncertainty can be easily eliminated by some careful planning and investigation.
The Brightlife Properties “Real Price Tender” provides for peace of mind, we guarantee it.
Can I make changes to a home design or my plan?
Yes. Brightlife provides a design service to help create a home to meet the needs and wants of your family. Thus, ensuring your new home is complete with the additions that suit your lifestyle.
The ability to customise a home design ensures that all considerations have been addressed during the design process such as:
- Views
- Orientation: North, South, East, West etc
- Site levels, gradients etc
- Neighbours
- Private areas & their locations
- Optimising of your site
- Meeting statutory requirements
Are there specific requirements or restrictions I should be aware of?
Each area and their specified Municipality can vary in their requirements, restrictions, covenants, municipal standards etc. Even boundary lines can affect a design and its suitability to your site.
Ensure that your builder/developer has a good relationship and understanding of your local area and its municipalities requirements. Brightlife Properties have a good understanding of most areas and their municipalities in Gauteng.
What is included in the standard finishes versus an upgrade?
Compare, compare, compare. Each builder/developer has a standard finishes list as a starting point. We suggest that you review this thoroughly and compare what is on offer as this can save you thousands of rands.
If you do wish to make additions or changes, ensure that these are done upfront so that you are clear on what your costs will be and that they fit within your budget. Brightlife Properties has developed long-standing relationships with suppliers to provide you with a wide range of finishes to choose from.

Can I access homes Brightlife has completed or has under construction?
For now, we don’t have display. However, if you would like more examples of our workmanship feel free to contact Brightlife Properties, we are more than happy to show you currently under construction or recently completed homes so that you can witness the building process first hand.
Will I have a dedicated Construction Supervisor managing my home build?
Yes. Brightlife Properties will allocate a Site Manager to oversee the entire construction phase of your home. You will be introduced to your Site Manager, and able to liaise directly with them throughout the build process.
We understand this is quite possibly the largest and most important purchase you will make in your lifetime. By having direct contact with our Site Manager, Brightlife clients are provided with peace of mind. Together, you can detect and resolve any issues or concerns that you may have throughout the construction process directly, which will potentially save you stress, time and money.
Am I able to visit my site during construction?
Yes, we believe that it is important for you to have access to your new home and witness it all coming together. However, this is to be done by appointment so that one of our authorised representatives, can accompany you and ensure your safety on site.
We are more than happy to do this at the following stages throughout construction:
- Setting out
- Foundation/Surface bed
- Wall plates
- Slab
- Start of finishes
- Completion

Registered Home Builders are required to comply with their obligations to housing consumers and NHBRC under the terms of the Housing Consumers Protection Measures Act, 1998.
There are two major industry bodies within the construction industry, which keep builders abreast of the latest legislative and regulation changes and provide training at all levels. Brightlife Properties are proud to be members of both the National Housing Builders Registration Council (NHBRC) and the Master Builders Association (MBA).
Who is National Housing Builders Registration Council (NHBRC)?
NHBRC’s mandate is to protect the interests of housing consumers and to ensure that builders comply with the prescribed building industry standards as contained in the Home Building Manual.
The Act (Housing Consumers Protection Measures Act, 1998) also requires all new homes to be enrolled with the NHBRC at least 15 days prior to construction. Enrolling your home building project with the NHBRC protects you against poor building practices. NHBRC building quality inspectors will inspect the construction of your home to ensure that it is not exposed to structural failure.
What structural guarantee does the builder offer?
An enrolled home is provided with warranty cover by the NHBRC for a period of 5 years from the date of occupation which allows the NHBRC to pursue and ensure that your builder rectifies:
- 3 Months snag list
Minor defects within 3 months from date of occupation. - 1 Year roof leaks
Roof leaks within 1 year from date of occupation. - 5 Year major structural defect
Major structural defects within 5 years from date of occupation.
A structural guarantee is a necessity of any building company with merit. This guarantee is your peace of mind if anything should occur to the structural integrity of your home.
